Anyone with any insight on renting out coops if the board approved it? The tenets must meet their criteria. Specifically looking in Queens. I know cash flow isn't much but I'm more interested in appreciation overall.

It's just the nature of the business. Consider the incentives. Almost no good deals make it out of state. The stuff that makes it out of state is the stuff that can't be sold locally. Any deal you get is passed through multiple people and all the meat has been stripped from the bone. The shovel sellers make all the money in this situation.


 I See. Do you know Any stories of successful out of state investors in your area?? 

Could you see it be possible, especially for a 1st timer and what has to happen for that? I will actually be in Indy next month. If you like I am happy to meet for a coffee or lunch, chat a little bit? 


I know one guy who flies here every couple of months and does all of the work himself but I'm pretty sure he's just trying to get away from his wife.

I don't know anyone who has done it passively and had success but there's a selection bias there because I'm not dealing with a random sample of the population and I only work in the city. I do know that the passive/turnkey approach is a dead end on "class c" property, and that's typically what the turnkey companies and wholesalers are pitching. I wouldn't even buy most of that stuff and I have every advantage.

And sure, my number is in my profile, just give me a call whenever.


 Are you saying Indy is not a great spot for starters? Sounds like it's a dead end?
